Easy three-step process

  1. Step 1

    Start with your address

Before the call, note whether your Ann Arbor house is already rented, who looks after it and which decisions still sit with you. Bring questions about the listing or calendar. That gives us a practical starting point for discussing the work you want to hand over.

  2. Step 2

    Review the house and responsibilities

Describe the bedrooms, bathrooms and shared spaces guests would use. Our Ann Arbor listings show why the arrangement matters: a larger bedroom count does not tell the whole story of a stay. We review comparable homes by hand and discuss the information behind your estimate.

  3. Step 3

    Choose an operating arrangement

Use the proposed management plan to name the responsibilities for reservations, guest information and property care. If you have cleaners or maintenance providers you want to keep, include them in the discussion. Settle who holds the calendar and how property questions reach the person able to resolve them.

What we do

A clear, hands-on way to manage a short-term rental in Ann Arbor, with the details handled by one team.

Our Ann Arbor collection includes 823 Sylvan, White House Retreat, a Burns Park home listed near Michigan Stadium and a home listed near the University of Michigan. Browse their layouts below, then tell us what makes your house different. The conversation should account for the accommodation you can offer and the work you want help managing.

  1. 823 Sylvan living room with sofa, chairs, artwork and television

    Explain the stay

An Airbnb guest should understand the house before choosing it. Present the room arrangement, usable spaces and actual amenities together. For an Ann Arbor owner, that starts with an honest description of the accommodation rather than relying on a location phrase in the listing title.

  2. White House Retreat porch with blue chairs and tree-lined view

    Organize the work

Connect each reservation with the tasks it creates at your house. Bring the existing cleaning routine and maintenance contacts into the management conversation. The right questions concern the spaces to prepare, the instructions to share and the decisions that need your approval.

  3. Burns Park home bedroom with white bedding and two windows

    Make arrival understandable

Walk through your Ann Arbor home as a visitor would encounter it. What identifies the entrance? Which doors can guests use? Where are the house instructions? Share what has confused previous visitors so the listing and arrival information can address the same practical questions.

Listing and marketing

The Ann Arbor cards below keep bedrooms, bathrooms and guest capacity visible together. Sylvan accommodates six guests, and White House Retreat accommodates twelve. For your own house, check the intended sleeping arrangements before approving a description. A guest needs to understand the layout as well as the number in a search filter.

An Ann Arbor listing can introduce the setting while explaining the accommodation. Our collection includes a Burns Park home listed near Michigan Stadium and a home listed near the University of Michigan. For your Airbnb, provide location details you can substantiate, then consider which rooms and usable spaces guests should see in the photographs.

Reservations

Bring the calendar you currently use for your Ann Arbor property, including any dates held for yourself. Identify the reservations that are already confirmed and the information guests have received. That makes it possible to discuss a management start with the actual commitments in view, rather than treating a new listing as an empty calendar.

Sleeping capacity should stay consistent throughout the booking information. Our four-bedroom Ann Arbor listings each show space for eight guests, but your own layout needs its own review. Tell us about any proposed room changes and distinguish work that is finished from work still planned. Ask how changes to the property details would be reflected in the listing.

Guest support

Think through the instructions a guest would need to use your particular Ann Arbor house: finding the entrance, gaining access and understanding which spaces are included. Existing instructions are a useful starting document. Mark anything that depends on a person being present or on equipment that visitors may not recognize.

Guest communication belongs alongside the property information. Tell us which questions have come up before and who currently answers them. If your listing mentions a nearby destination, supply the directions or access guidance you have checked yourself. We can discuss how to make the stay understandable while keeping unanswered property questions visible for follow-up.

Cleaning and maintenance

A house with six bedrooms and six baths has a different preparation checklist from Sylvan's three bedrooms and two baths. Use the room count as a starting point, then add the spaces and equipment actually included in your rental. Bring any existing checklist so the discussion covers the house as it will be offered.

If you choose Partner, the shared plan keeps your own cleaning and maintenance team. Name those providers and explain how they receive booking information today. For either management option, ask who records a repair request, who approves work and how completion is communicated. These details help you assess the proposed arrangement before handing over responsibilities.

Permits and taxes

Ann Arbor's principal residence and zoning requirements make eligibility a useful early question. Gather the rental license and any Certificate of Compliance you already hold. If you are preparing a house that has never been rented, establish the applicable property category with the City before assuming that management or advertising makes it eligible.

The linked FAQ and rules page distinguish City licensing from Michigan tax guidance and the county's accommodation tax information. Use those sources with your exact address and proposed stay lengths. Tell the relevant authority how bookings will be taken, and ask which registration or filing duties remain yours. Keep those answers with the property records you bring to the management discussion.

Free income estimate for your Ann Arbor home

Request your free Ann Arbor income estimate with the property address, bedroom count, name and email. We check comparable homes manually and arrange a conversation about the findings. Add the bathroom count and intended guest capacity so the first description goes beyond the size of the house.

Use the notes field for what the listing photographs cannot settle: the room arrangement, spaces excluded from the rental and changes still under consideration. Mention an existing listing if there is one. The goal is to discuss the home you can actually offer and the responsibilities you want the management plan to cover.

Ann Arbor Airbnb property management questions

What does management cost?

Partner is 10%. Owner keeps their own cleaning and maintenance team.

Full Service is from 20%.

There is a one-time $500 onboarding charge.

Can any Ann Arbor house become an Airbnb?

Start with the property category and zoning. Ann Arbor prohibits short-term rental use of accessory dwelling units and allows only principal residence properties to apply in residential zones beginning with R. Non-owner-occupied properties need a valid Certificate of Compliance before applying where the zoning permits that use. The City also says third-party companies cannot apply for an STR license. Establish who can apply and whether the proposed operation is eligible before spending on a listing. A management discussion does not establish that your address is approved.

How should I prepare for Michigan lodging taxes?

Michigan Treasury includes commercial rooms and lodging in use-tax registration and remittance guidance. A continuous rental of more than one month to the same tenant is exempt from that lodging tax. The state use tax rate is 6%. Washtenaw County's separate ordinance levies 5% on accommodation charges for transient guests staying less than 30 consecutive days. It exempts bed and breakfasts and individual homes or rooms periodically leased for one-time events, among other exemptions. Have County Finance confirm how your operation fits those definitions; non-exempt collectors must report and pay monthly. Bring the address, intended stay lengths and booking channels to the tax authorities so registration and collection responsibilities are clear.

Which Ann Arbor homes make useful comparisons for mine?

Compare the accommodation as well as the headline bedroom count. The Sylvan listing has three bedrooms and two baths, while White House Retreat lists six of each. Our two four-bedroom listings each have two baths. Those are useful distinctions to bring to a call about your property. Send a room description and the sleeping arrangement you intend to offer; we can discuss which comparable homes deserve a closer look instead of treating the whole collection as interchangeable.

What records help when considering a change of manager?

For an Ann Arbor home already taking reservations, assemble the agreement, current calendar and instructions held by your existing providers. Note who controls the listing, who can change access details and who supplies the guest information. Ask about those responsibilities during our call and check your current obligations before arranging a handoff. If the City license or Certificate of Compliance needs attention, flag that separately so a change of manager is not mistaken for a new operating approval.

What if I want to stay in my Ann Arbor home?

Bring your preferred dates and explain whether they are tentative or already planned. Also tell us whether the rental would be your principal residence, since Ann Arbor's residential-zone eligibility depends on that distinction. We can discuss your intended use alongside the management options; confirm the calendar arrangement before making plans around it. Personal access, existing reservations and the legal category of the rental are all useful topics for the same conversation.
